How to read a roof photo report

A good report makes the decision for you. A bad one makes the decision for the roofer.

Count the problems, not the photos

Forty photos of one roof is not forty problems. Look for how many distinct spots the report names. A sound roof with two items and a dozen photos of healthy shingles is a sound roof.

Every problem should say where it is

A photo of a lifted shingle with no location is not useful to you or to the next roofer. Look for the slope and the room beneath. That is how you match a stain inside to a cause outside.

Urgency should be a word, not a color

Red and yellow icons feel scientific and mean nothing. A report should say today, soon, or watch it, in words, and say why.

The price belongs on the report

If the report leads to a phone call where the price is finally revealed, the report was a sales tool. A price in writing, itemised, on the same document as the photos, is what lets you compare it against anyone else.

Ask who owns the report

You should be able to send it to your insurer, hand it to another company, or keep it in a drawer, with no strings. If a roofer will not leave the photos with you, ask yourself why.

What ours looks like

One photo per problem, the slope and the room under it, a plain note, an honest urgency word, and the repair price in writing. There is a sample photo report on its own page so you can see one before you book.
